SECTOR 01. - MORTGAGE / DEFAULT SERVICING:

Perform lightning fast, accurate and reliable routine exterior and interior field inspections in a timely manner and most often prior to deadline. Provide PCR (property condition reports) with clear quality photos. Observe any external damage, functional or environmental obsolescence that may affect the value of the asset. Provide VOO (verification of occupancy) status of borrower and provide indicators. Rate subject property as good, fair or poor and render an opinion of value (micro BPO). Re-establish communication with lenders and borrowers and facilitate possible solutions to avoid foreclosure, increase customer retention and decrease financial losses for both the lender and the borrower. Conduct AOC (Annual Occupancy Certification) Field Visits for borrowers with reverse mortgages to collect and return signed document that certifies that they are still living in the home.

SECTOR 02. - INSURANCE / LOSS CLAIM:

Perform surveys for new policy or renewals outlining the full scope of the property including overall condition of front, sides, rear, roof, foundation and exterior materials. Conduct accurate residential, new construction, subdivision and multi-home project loss claim inspections from initial phase to completion outlining the scope of the work with clear quality photos to ensure that the amount of the demolition, rehab and renovations are in line with the adjuster’s report and costs.
