Perform lightning fast, accurate and reliable routine exterior and interior field inspections in a timely manner and most often prior to deadline.  Provide PCR (property condition reports) with clear quality photos.  Observe any external damage, functional or environmental obsolescence that may affect the value of the asset.  Provide VOO (verification of occupancy)  status of borrower and provide indicators.   Rate subject property as good, fair or poor and render an opinion of value (micro BPO). Re-establish communication with lenders and borrowers and facilitate possible solutions to avoid foreclosure, increase customer retention and decrease financial losses for both the lender and the borrower.  Conduct Loss Mitigation visits with borrowers and gather information to determine if they qualify for a loan modification such as forbearance, term extension or rate reduction in lieu of foreclosure designed to maintain a healthy customer / client relationship.
